Investment outlook
Kilimani remains Nairobi's most-transacted apartment market, driven by proximity to Yaya Centre and the CBD. Median 2-bedroom rent stood at Ksh 98,000/month in July 2026 (Kenya Property Centre, 559 listings), down 6.6% year-on-year, a real correction after years of new supply from zoning changes permitting taller developments. Land value held up regardless: Ksh 445.9M per acre in Q2 2026 (HassConsult), up 1.8% for the quarter. Read as softening rents but resilient land value, not a downturn.
